What moves the number

  • Roof size. Roofers price by the "square." One square is 100 square feet of roof.
  • Material. Asphalt shingles are the most common and cost the least. Metal lasts longer but costs more up front.
  • How steep it is. Steep roofs are harder and slower to work on, so labor costs more.
  • Tearing off the old roof. Removing old layers and renting a dumpster adds to the bill.
  • Rotten wood underneath. Nobody can see the wood under your shingles until the old roof comes off. Bad boards have to be replaced.
  • Permits and inspections. Most towns need a permit for a new roof.

What to ask before you choose

Get at least three written quotes for the same roof: same material, same brand and the same work.

  • "What do you charge for each sheet of rotten wood you replace?" Get this price in writing before work starts. It's the most common surprise on the final bill.
  • "Are you tearing off the old roof or putting new shingles on top?" A tear-off costs more, but it lets the roofer see and fix problems.
  • "What warranties do I get?" There are usually two. The maker covers the shingles. The roofer covers their work. Ask how long each one lasts.
  • "Who pulls the permit?" It should be the roofer.
  • "Can I see your license and insurance?" Ask for proof of both.

The catch: after a big hail or wind storm, out-of-town "storm chasers" knock on doors. Some do bad work and leave town. Never sign anything that gives a roofer control of your insurance claim. Call your own insurance company first, and hire a roofer with a local address.
