The short answer
A metal roof costs about $11,766 on average, with most homeowners paying $6,045 to $18,340. That's about $4 to $30 per square foot, depending mostly on the type of metal.
For comparison, the average roof replacement of any type costs about $9,609. Metal costs more up front. Many homeowners choose it for durability and storm resistance.

What moves the number
- Type of metal. Steel usually costs less. Aluminum, copper, and zinc cost more.
- Style. Standing seam panels (with raised, hidden-fastener seams) usually cost more than exposed-fastener panels or metal shingles.
- Metal thickness (gauge). Thicker metal costs more.
- Roof size, pitch, and shape. Steep, complex roofs take more labor.
- Tear-off. Some metal roofs can go over one layer of shingles, where codes allow.
Metal roof vs. shingles
| Metal | Asphalt shingles | |
|---|---|---|
| Up-front cost | Higher | Lower |
| Weight | Lighter | Heavier |
| Storm resistance | Often strong against wind | Varies by product and rating |
| Repairs | Often need a specialist | Most roofers can repair |
| Look | Modern or rustic | Traditional |
The right choice depends on how long you'll stay, your climate, your budget, and what your neighborhood or HOA allows.
Metal roofs and insurance
- Discounts. Some insurers give a discount for impact-resistant roofing. In Texas, for example, roofing is rated from Class 1 to Class 4 for impact resistance, and the installer can provide a state form to document it. See Texas roofing laws.
- Fine print. A discount for a metal roof may come with conditions, like an exclusion for cosmetic damage. That means if hail dents the roof but it still keeps water out, insurance may not pay to fix the dents. Read the policy before you accept.
What to ask
- "What metal, gauge, and panel style is this quote for?"
- "Exposed fasteners or standing seam?"
- "Will you tear off the old roof or go over it?"
- "What's the warranty on the panels, the finish, and your work?"
- "Is this product impact-rated? Can you give me the paperwork for my insurer?"
The catch: a low metal roofing bid may use thin panels with exposed screws that need maintenance over time. Compare the gauge and panel style, not just the price.
