Before replacing your Ohio mortgage for cash

A cash-out refinance replaces your current mortgage with a larger one.

Part of the new loan pays off the old mortgage. The remaining amount, after applicable costs and adjustments, is the cash available to you.

That's why an Ohio homeowner shouldn't compare a cash-out refinance only with a personal loan or credit card.

You also need to compare the new mortgage with the mortgage you're giving up.

Start with the loan you already have

Write down:

  • Current mortgage balance
  • Current interest rate
  • Remaining years
  • Current principal-and-interest payment

Then compare those numbers with:

  • New mortgage amount
  • New interest rate
  • APR
  • New term
  • New payment
  • Closing costs
  • Cash received

If you're replacing a favorable existing mortgage, the cost of accessing equity can extend far beyond the cash-out portion.

Your old mortgage should be released

A refinance normally pays off the mortgage being replaced.

Ohio law generally requires the mortgagee to record a release after a mortgage has been satisfied. Mortgage documents and releases are handled through the recorder for the county where the property is located.

After the refinance is complete, keep your closing documents. You can also check the county property records later to make sure the old mortgage release and new mortgage appear as expected.

Recording fees are only one piece of closing costs

Ohio has statutory recording charges for documents filed with county recorders.

But don't confuse the recording fee with the total cost of refinancing.

A refinance may also involve lender charges, appraisal or valuation costs, title work, prepaid expenses and other closing charges.

Use the Loan Estimate to compare the complete transaction.

The catch people miss

Cash-out refinancing can lower the monthly cost of other debts while increasing the amount secured by your house.

It can also restart or extend your mortgage repayment timeline.

Before signing, ask:

How much cash am I getting?

Then ask the harder question:

What will getting that cash change about the mortgage I already have?
