The flood gap

Standard homeowners insurance doesn't cover flooding. That includes water that rises from a creek, pours across your yard in a storm, or backs up from overwhelmed streets.

Bexar County is prone to flash flooding, the kind that can rise in minutes. The county has 150 HALT stations at flood-prone road crossings that warn drivers when water rises. Flooding in San Antonio isn't limited to riverfront homes.

To be covered, you need a separate flood policy:

  • Buy it before you need it. Policies from the National Flood Insurance Program generally take 30 days to start. You can't wait for the forecast.
  • Check your flood zone. FEMA flood maps show your risk. Lower-risk areas usually pay less for flood insurance.
  • Outside a high-risk zone? Still consider it. Your lender may not require it, but flash floods don't follow map lines.

Lower your flood damage risk with tips from Bexar County:

  • Raise your furnace, water heater, and electrical panel if you're in a higher-risk area.
  • Install check valves so flood water can't back up through your drains.

Hail and your roof

Hail is the other big San Antonio risk. Before you buy, check:

  • Your wind and hail deductible. Many Texas policies use a percentage of your dwelling coverage. A 2% deductible on a $300,000 home is $6,000.
  • How your roof is paid. Some policies pay only the depreciated value of an older roof.
  • Impact-resistant roofing credits. Some Texas insurers give credits for qualifying roofs.

Claim deadlines your insurer must meet

When you file a claim in Texas, your insurance company can't take forever. The Texas Department of Insurance says your company must:

Decide whether to pay Within 15 business days after it gets what it needs from you
If it needs more time It can extend by up to 45 days, but it must tell you why
If it denies your claim It must explain why in writing
