What moves the number
- How much you change. New paint and hardware is cheap. Moving walls, pipes or gas lines costs a lot.
- Cabinets. They're often the biggest cost. Refacing old cabinets costs less than buying new ones.
- Counters. Laminate costs the least. Quartz and granite cost more.
- Appliances. You can save by keeping ones that still work well.
- Permits and design fees. Bigger jobs need permits. Some need a designer.
What to ask before you choose
Get at least three written bids for the same plan.
- "What's included, and what's an 'allowance'?" An allowance is a placeholder amount for things you pick later, like tile. If you pick something pricier, you pay more.
- "How do change orders work?" A change order is any change after you sign. Ask how they're priced and approved. Get every one in writing.
- "What's the payment schedule?" Pay as work gets done. Don't pay most of it up front. Some states limit deposits. In California, it's 10% or $1,000, whichever is less.
- "Who pulls the permits?" It should be the contractor.
- "How long will I be without a kitchen?"
The catch: almost every remodel costs more than the first bid. Walls get opened and problems show up. Set aside an extra 10% to 20% of your budget for surprises. If you don't need it, great.
