  • "Will you add or upgrade the exhaust fan?" A good fan stops mold.
  • "Who pulls the permits?" It should be the contractor.

The catch: water damage often hides under old floors and behind shower walls. Ask up front how the contractor will price repairs if they find rot or mold. Get that in writing before work starts.
