Try the simple fixes first

Water usually gets into a basement because too much of it collects against the foundation. Before you call a waterproofing company, check:

  • Gutters and downspouts. Clean them, and make sure downspouts carry water several feet away from the house. See gutters.
  • Grading. The soil should slope away from the foundation, not toward it.
  • Window wells. Clear debris, and consider covers.
  • Plumbing leaks and condensation. Sometimes the "leak" is a sweating pipe or a dryer vent.

If water still gets in after heavy rain, it's time for a pro.

Interior vs. exterior waterproofing

Interior waterproofing manages water after it reaches the foundation. A common setup is an interior drain (sometimes called a French drain or drain tile) along the edge of the floor that carries water to a sump pump. It costs less because there's no digging outside.

Exterior waterproofing stops water before it reaches the walls. The contractor digs down along the foundation, applies a waterproof coating or membrane, and often adds an exterior drain. It's more effective at keeping walls dry, but costs more because of the excavation.

Crack repair can fix small leaks through specific foundation cracks for much less than a full system.

What moves the number

Water in the basement and insurance

Homeowners insurance often won't pay for a wet basement:

  • Gradual seepage through walls or floors is usually not covered.

  • Water backing up through a drain or sump pump usually needs a water backup add-on.

A sudden burst pipe is a different story. That's often covered. Ask your insurer what your policy covers before you need it.

What to ask

  • "Where is the water coming from?" A good contractor explains the cause, not just the fix.
  • "Interior or exterior, and why?"
  • "Is a sump pump included? Does it have a battery backup?"
  • "What's the warranty, and does it transfer if I sell?"
  • "Will this fix the cause, or just manage the water?"

The catch: some waterproofing sales pitches start with a free inspection and a scary quote. Get at least two opinions. If gutters or grading are the real problem, a few hundred dollars may fix what a several-thousand-dollar system would only manage.
