What moves the number

  • Where it goes. Attics take more work to get to than open walls or basements.
  • Type of insulation. Blown-in and rolls cost less. Spray foam costs more but also seals air leaks.
  • How much you add. Insulation is rated by R-value. A higher R-value means it blocks more heat, and it costs more.
  • Removing old insulation. Wet, moldy or pest-damaged insulation has to come out first.

What to ask before you choose

  • "What R-value will I end up with?" Compare this number across quotes, not just the price.
  • "Will you seal air leaks first?" Sealing gaps around lights, pipes and vents makes insulation work much better.
  • "Is removing old insulation included?"
  • "Will you keep attic vents clear?" Blocked vents can cause moisture problems.
  • "Are there rebates from my power company?" Many offer them. Ask before you book.

The catch: some older homes have attic insulation called vermiculite. It looks like small gray-brown pebbles. It can contain asbestos. If you see it, don't touch it or disturb it. Have it tested before any work starts.
